A fresh coat of paint goes a long, long way!

If you have your house cleared out and empty, why not add a fresh coat of paint to all of the rooms? Ideally, you stick to tones that are neutral as well. The reason for this is that it will save the new homeowner time needing to repaint over colors they don't like and neutrals blend the best with all sorts of furniture and decor options. It is worth the time to paint fresh coats and allow them to dry and the smell to fade before showing the home.

Have to always remember the prime P's! Patch and paint! When you take items off the wall, you want to patch all the holes and then paint over them with a fresh coat. I tend to recommend going with white, off-white, or very light hues of brown for paint. Some homeowners will do what they wish and paint rooms all different colors which is fine for some home buyers out there but most will look at it as extra work.

Do not go cheap on the paint if you are going to do the job. It has to be done right. I had a couple I was working with who wanted to sell their home in 3 month's time so they rushed the repairs and details. They used cheap paint as well. Halfway through the second month, the paint was actually cracking. 

The issue with cheaper paint is that it tends to be thinner and more watered down so, from the home sitting without the AC running, the heat dried it out and caused it to fall plum off the wall!
